- The refund amount will be based on the actual room rate in Thai Baht. Please note that due to exchange rate fluctuations, the refunded amount may differ from the original amount paid in your local currency. Terms and Conditions
1. Prices andTaxes:
- Given our status as a property management company, prices do notincorporate VAT.
- For an informal receipt, kindly liaise with our reservations department
- For short-term bookings, full payment is obligatory within 48 hourspost-booking.
- Monthly rentals necessitate one month's rent for reservation confirmation.
- A valid passport and ID card are mandatory at check-in, with the assurancethat personal information will not be disclosed to third parties.
- Early check-in and check-out are contingent on availability and may incura surcharge. For further details, please consult our reservations team or yourbooking agents.
- At check-in, guests are required to provide a damage deposit, fullyrefundable at check-out. (cash only or equivalent amount in another currency in cash) requied upon check in.)
- Short-term rental damage deposits are set at 10,000 THB per villa.
- Monthly rentals follow the terms of the contract.
- Guests are accountable for any property loss or damage caused during theirstay or by their guests.
- We are not a pet-friendly property.
- The introduction or storage of hazardous orprohibited goods within the villas is strictly prohibited.
- Guests are urged to secure their villasby locking doors when away or during sleep. Safety boxes are provided forconvenience, and guests are encouraged to utilize them. Management assumes noresponsibility for loss or damage to guests' belongings.
- Guests are expected to comportthemselves respectfully, refraining from causing nuisance or annoyance.Management retains the right to request immediate departure without priornotice or assignation of reason. In case of default, the management reserves theright to remove guests' belongings from the occupied villa.
- This agreement does not constitute anyform of tenancy or sub-tenancy, and the management retains full and absolutepossession of the entire complex premises.
- Guests are required to adhere to allapplicable acts, laws, and government rules and regulations in force at anygiven time.
